Stability and Returns: Time-Proven Investments

As a result of its stability and its protective role against inflation, real estate provides returns greater than those of fixed-income securities and stocks. The risk associated with this type of investment is reduced by the significant expertise developed by the Caisse’s teams over the past 30 years.

The Caisse invests in real estate by acquiring a stake in buildings, companies and funds, as well as through loans, such as mortgage loans.

The real estate portfolio represents 18.7% of the overall portfolio (as at December 31, 2007). It is widely diversified, with investments in the office and business parks sector as well as the retail, hotels and residential sectors. Geographically, investments are diversified in Canada and the United States as well as in Europe and Asia.

The Caisse’s approach to real estate is characterized by:

  • Active management that takes into account the position of real estate cycles and diversification of investments;
  • A partnership strategy designed to secure expertise on local markets and act on investment opportunities;
  • Rigourous risk management.
