Constant Growth in Assets
On December 31, 2007 the Caisse had total assets under management of $257.7 billion.
The expression "total assets under management" means the value of all the funds and assets the Caisse manages on behalf of its depositors, to which is added the assets managed or administered for third parties, the majority of whom are owners of real estate properties.
These assets include four items:
- Depositors’ net assets, which represent the sum of all the funds entrusted to the Caisse by its depositors and the gains made on investment operations;
- Liabilities, which consist primarily of assets financed by borrowings; the Caisse uses its ability to borrow at attractive rates in order to benefit from investment opportunities that allow it to make a profit over and above its cost of borrowing;
- Assets Under Management, primarily buildings managed by a Caisse subsidiary on behalf of their owners;
- Assets Under Administration, primarily buildings for which a Caisse subsidiary provides administrative services, such as management of leasing services.
